OUR GOAL:
Three weeks from contract to construction
Building a new home is a complex process, but it doesn't have to be overwhelming. At Boone Homes, we provide a personal Construction Coordinator whose job is to assist you in the decision making that moves your project toward completion. We also provide a simple reference handbook that explains and assists with each step of the process.
At no point in the building process are you left without personal help.
1. CONTRACT
We begin by making sure that you have in writing everything you want in your new home. This protects you and keeps construction costs down.
2. LOAN APPLICATION
Your Sales Agent will assist you. Also, we provide a handbook that walks you through the process. The key to construction sequencing can be the date of your loan approval.
3. DESIGNER SELECTIONS
Your Coordinator will help you with interior and exterior choices. It is important to decide on all selections at this time. Changing these later may be difficult and costly.
4. CHANGE ORDER
After completing design selections, Homebuyers often desire additions to the home that weren't included in the original contract. Typical addition items include screened porches, enlarged decks, hardwood in lieu of carpeting in certain rooms, etc. This is the time to request those changes.
5. PLAN REVIEW
The plans that have been created are approved at this time. Now you can see the final home to be constructed.
6. PERMIT APPLICATION
Upon completion of your plans, copies of the drawings are submitted to the local government building department. We take care of the paperwork required to receive a buiding permit.
7. PRE-CONSTRUCTION PROCESSING
When we receive the permit, we send purchase orders containing all of your specified materials and selections to our suppliers. Copies of your plans go to our subcontractors. Subcontractors are scheduled to begin work on your home.
8. CONSTRUCTION STARTS
The lot is prepared and the excavation for your home's footing and foundation is begun. Usually it takes approximately 45 to 60 days from the time a contract is signed until construction begins.
9. DRYWALL INSPECTION
You will meet with your Superintendent and Construction Coordinator to inspect your home before drywall is installed. You can inspect the rough framing, electrical, plumbing, ventilation and heating systems. You will see first hand the quality that goes into your new home.
10. FINAL WALK-THROUGH
At this walk-through you will meet your Warranty Representative, who will explain how to use everything in your new home. Any items in the home that do not meet your standards are listed at this time. Your Superintendent has 10 days to to complete these items.
11. CLOSING
At the closing you will receive a General Warranty Deed transferring title to you. The home is now yours.
12. 60 - DAY CHECKLIST
You will receive a reminder asking you to note anything that needs attention under the terms of your warranty. Your Warranty Representative will schedule a time to correct any warranted items.
13. ONE-YEAR CHECKLIST
Approximately 45 days prior to the anniversary of your closing, you will receive a request for a written list of any warranty itmes that need attention. Your Warranty Representative will schedule a time to correct any warranted items.
